Vermont is hard on an empty house
In January, a furnace that quits overnight can freeze the pipes before morning. Mud season tests every sump pump, and mice look for a way in each fall. When you live elsewhere, the house needs someone close by who knows it well.
We live here
Our team lives in the Upper Valley all year, within 20 minutes of the homes we look after. When the power goes out on your road, we're at the house that day.
You hear from us when it matters
If we find a leak, a cold furnace or storm damage, we text you right away, bring in the right tradesperson and see the job through. The rest of the time, your phone stays quiet.
One monthly price
Many caretakers bill by the visit, the phone call and the errand. Our monthly price covers everything we do for your house, so the bill is the same every month.

What each season asks of a house
Winter
Frozen pipes, furnace failures, ice dams and heavy snow on the roof. We visit more often in the coldest months and stop by after big storms and outages.
Mud Season
Snowmelt and spring rain fill basements and wash out gravel driveways. We make sure the sump pump is keeping up and the road in is passable.
Summer
A closed-up house turns humid and musty. We air it out, look for mold and check for damage after thunderstorms.
Fall
Mice and cluster flies start coming inside and the gutters fill with leaves. The oil tank, generator and pipes all need to be ready before the first hard freeze.
How it works
Walkthrough
We walk the house with you, in person or by video. We note the shutoffs, the systems, the tradespeople you trust and anything particular to the place.
Schedule and price
We agree on how often to visit and give you one monthly price.
Regular visits
We check the house on schedule. If anything needs attention, we text you right away.
When you come up
Let us know when you're coming. The heat will be up and the driveway clear when you pull in.
The old way of property management doesn't work anymore. So we flipped it.
Traditional property managers bill for every visit, every phone call and every errand, so the invoice is different every month. The more that goes wrong, the more they earn. We charge one monthly price that covers everything we do. Our job is to catch problems early, and we never come out ahead when something breaks.

Thinking about renting it out?
Some owners start with home watch and later decide to rent the house when they aren't using it. Since we already know the house, it's an easy step to vacation rental management. We also handle longer rentals if you'd rather have one tenant for a season.

Common questions
What is home watch?
Home watch means someone local checks on your house on a regular schedule while you're away, inside and out. We look for leaks, heating problems, pests and storm damage, text you if anything needs attention, and arrange the repair.
How is year-round property care different from vacation rental management?
Year-round property care looks after the house itself: home watch, regular checks, storm visits, maintenance coordination and getting it ready for you. Vacation rental management adds guests, with listings, bookings and cleaning between stays. We do both, and some owners start with property care and add rentals later.
How often should a vacant house in Vermont be checked?
Most second homes here do well with a visit every week or two, with more frequent visits from December through March and extra visits after storms, cold snaps and power outages. Some insurance policies set their own requirements for unoccupied homes, so check yours.
What does home watch cost?
One monthly price, set after we walk through the house together. It covers everything we do for your home, with no per-visit fees and no add-ons.
Do I have to rent my home out?
No. Home watch is for owners who don't rent, or only rent part of the year. If you decide to rent later, we can take that on too.
Does my insurance require someone to check on the house?
Some policies do. Many have rules for homes left empty, like keeping the heat on or having someone check in regularly. Your insurance agent can tell you what yours says.
Can you have the house ready before I arrive?
Yes. Text us when you're coming and we'll have the heat up and the driveway clear. If you'd like, we'll also have the house cleaned and groceries in the kitchen.
Which towns do you cover?
Quechee, Woodstock and Pomfret, plus Barnard, West Windsor, South Woodstock, Taftsville, Hartland and Bridgewater. If you're somewhere nearby, ask us.
